On many conventional loans originated on or after July 29, 1999, the Homeowners Protection Act lets you request cancellation when the unpaid principal reaches 80 percent of the original value of the home, if you are current and you have a good payment history. PMI must end automatically when the scheduled balance reaches 78 percent of original value, if you are current. It must also end at the midpoint of the original loan term if you are still paying PMI and you are current. Run the free check to see which test fits your numbers.

The 80 percent request test and the 78 percent automatic test use the original value from when you closed, not a Zillow estimate. Current market value does not change those two tests. If your home has gone up in value, many servicers will still review a current appraisal. That is a separate request, not automatic termination. The free check uses the figures you enter so you can see whether a letter is worth sending.

There is no required form. A useful letter names you, your property, and your loan number, states the balance and the value you are relying on, asks the servicer to cancel PMI, and cites the Homeowners Protection Act of 1998, 12 U.S.C. sections 4901 to 4910. Attach a recent statement and proof of value if you are using a current appraisal. The $79 packet fills this in for your servicer. You sign it and send it. We do not mail it.

Yes. A servicer can still ask for more documents or deny a request. Common reasons include a late payment history, a drop in property value, or a second mortgage. Hitting 80 percent on the original value does not force them to ignore those conditions. The free check is not a promise that PMI will stop. It tells you whether a request is worth sending.

FHA uses MIP, not PMI. MIP follows different duration rules, including a major change on June 3, 2013. VA and USDA loans generally do not have PMI. The free check asks for loan type first and tells you which path applies before you pay. Do not buy a conventional PMI letter for an FHA loan.

PMI is often a few tenths of a percent of the loan amount each year. On many loans that works out to roughly $80 to $250 a month, but your statement is the source of truth.
